What is a long-term lease agreement?
We require a minimum lease term of 12 months for all houses, no exceptions. All lease agreements expire automatically at 12 months.
However, there is no maximum amount of renewals. When a lease agreement expires, we will re-evaluate qualifying factors (including payment history and tenant responsibility) to consider a new 12 month lease.
Always read your lease agreement carefully. This is also a time for re-evaluation of rent amounts and other lease agreement terms that might change.
What type of discrimination is legal?
We use information on your rental application to determine if you are a qualified applicant. We have the right to qualify and disqualify applicants based on legal criteria under the Fair Housing Act, ADA, and other federal and state laws. By law, income, credit history, rental housing history, employment history/stability, and overall risk of a potential rental scenario are all factors used to fairly qualify or disqualify any applicants. It is never legal nor our practice to qualify or disqualify any person based on race, color, creed, sex, religion, national origin, familial status, marital status, disability, sexual orientation, or ancestry.
May I sub-lease the home or a room in the home to someone else?
No. Never. No exceptions.
All tenants/residents age eighteen (18) or older are required to complete a rental application through Apartments.com and be qualified by all criteria. Sub-leasing immediately violates our rental contract and begins the eviction process.
Sub-leasing (AKA sub-letting, sub-renting, room rent, roommates, etc.) is when a qualified tenant rents out the home or any part of the home for any dollar amount, including $0, to another person without expressed written permission of Rentleaf Properties of Georgia, LLC. This includes any short-term leasing, such as Airbnb.
Do you allow pets?
Each house has a unique pet policy. If you have a pet, please read the basic rental advertisement carefully to see if the home is a match for your pet scenario. Of course, we adhere to FHA and ADA laws regarding Assistance Animals. Learn more here.
What about HOA Fees?
If the home is part of a Home Owner’s Association (HOA), the annual HOA fees are included in the rent amount, not a separate invoice to the tenant/resident. However, any fines a resident incurs when not meeting HOA policies will be invoiced directly to the tenant/resident for immediate payment. Learn more here.
Do you provide appliances?
Each home is different. Read the details of each home listing and your lease agreement carefully for appliances already provided in the home. Some renters want to bring their own appliances. We are fairly flexible with this and can remove an appliance if you wish to bring your own (excluding appliances fixed to the home, such as a fixed microwave).
Who takes care of the home and yard maintenance?
Renters are responsible for maintaining all normal yard maintenance (mowing & trimming lawn). We do not provide yard maintenance services nor equipment.
Renters also have some responsibility for minor home repairs and fixes, especially when damage is a direct result of a renter’s (or renter’s guest) actions.
We manage all other necessary repairs and maintenance for the structure of the home according to Georgia State law.

How do I make a rent payment?
We use Apartments.com, a trusted third-party company, to process all one-time or re-occurring payments of any type. Renters can easily and securely set up a one-time payment, or add their bank account (ACH), debit card, or credit card info to set up automatic rent payments. Be prepared to set up an account with Apartments.com to make all payments of all types.

ACH: $0 No Charge
Credit/Debit Card: 2.75% (paid by renter)
We do not accept personal checks, cashier’s checks, or cash…ever, no exceptions. All transactions are completed by ACH or Credit Card through Apartments.com….clean and simple for everyone.
How do I apply to rent a home?
Apartments.com is our trusted source for all transactions, including applications. In each rental listing, you will find a link to apply for that home. Applications and related fees are processed by Apartments.com. We are alerted when a new application is submitted and pending for our review.
Is there an application fee?
Yes. When you apply to rent a home using Apartments.com, a fee of $29.99 per applicant is required and collected by Apartments.com (not paid to us). Credit or debit card required for payment. This fee is non-refundable. The fee covers a Transunion credit report, criminal background check, and an eviction history report.
An applicant is any tenant/resident age eighteen (18) or older expected to reside or stay in the home at any time during the lease, even temporarily. No exceptions.
What if I have poor credit history?
A Credit Report (or Consumer Report) is required for all applicants (age 18+ who will reside in the home). Credit history of all applicants is a major consideration for qualification. If an applicant has derogatory credit, a recent bankruptcy, or has no or very little credit history, the applicant may not be a match for our homes. Generally, we require a credit score of at least 650 (Experian) or higher for all applicants, but a credit score is only part of the Consumer Report. Start here to review your credit history.
