General Qualification & Lease Agreement Information

Each home is unique. Each resident is unique. Therefor, each Lease Agreement will be crafted to fit the scenario. However, we want to rent our homes to qualified applicants in a fair way. Here are some general terms and expectations found in all of our Lease Agreements in regard to qualification of applicants. If you are considering an application, please review these terms and expectations prior to submitting the application:

 

Rentleaf Properties of Georgia, LLC, and its representatives will assist all applicants without regard to race, color, creed, sex, religion, national origin, ancestry, familial status, marital status, sexual orientation, or disability.

An applicant is a person who will reside in the home and is age eighteen (18) or over.

  • A separate application is required for each applicant age eighteen (18) or older, regardless of relation to or financial dependency on any other applicant. This guarantees our compliance with Federal, state and local Fair Housing laws.

  • Applicants are not accepted on a “first-come, first-served” basis, but on a best-qualified basis.

  • Through a trusted third-party company called Apartments.com, Rentleaf Properties of Georgia, LLC, will require a Consumer Report (including credit history, eviction history, bankruptcy, and criminal reports) on every applicant age 18 or older. Each application has a fee processed through Apartments.com (not paid directly to Rentleaf Properties of Georgia, LLC). Apartment.com’s fees are non-refundable and a debit or credit card required.

  • A minimum credit score of 650 is required. However, your credit score alone is not the sole factor of qualification.

  • Poor or insufficient credit history, poor rental history, and/or poor employment history will generally disqualify an applicant unless there are extenuating circumstances. Recent bankruptcy will usually disqualify an applicant. If you have credit problems, let us know in advance. A letter of explanation may help to qualify you, but is not a guarantee.

  • We have the right to contact your current and past landlords, as well as your current and past employers to gain an understanding of your rental and employment history.

  • Generally, a minimum monthly income equal to three times the rent amount will be required to meet general income qualifications. Copies of pay stubs or substantially convincing proof from your employer may be required to verify income. If you are self-employed, you will be required to verify your consistent income history with copies of tax returns, 1099s, and/or other relevant data necessary to verify income. Verbal attestation of income is not proof of income.

  • Generally, a debt-to-income ratio (including the rent amount of the applicable home) of greater than 43% will disqualify an applicant. What is a debt to income ratio?

  • All applicants must be current, legal residents of the United States.

  • Applicants must not have a serious felony record that was adjudicated guilty or had adjudication withheld for the past seven (7) years; each situation will be analyzed according to state and federal housing laws. However, a felony or any conviction of any length of time for any drug related crime, sexual related crime, murder, arson or violent crime will be grounds for denial with no exceptions.

  • Any false statements or deliberate misrepresentation of facts (even minor) will automatically disqualify the application.

  • If you are accepted for tenancy, a payment in the amount of twice the first month’s rent is due when the contract is signed. All rent-related payments are processed through Apartments.com. We also require a copy of your current driver’s license or other valid state photo identification.

  • If you have pets and they are accepted by Rentleaf Properties, there is an additional, non-refundable “pet fee” of $25.00 per month, per pet. Learn more here. (Not applicable to registered ADA qualified Assistance Animals). Learn more here.

  • Tenants/residents will be responsible for minor repairs and maintenance receiving assistance when necessary from Rentleaf Properties of Georgia, LLC, as agreed upon in the Lease Agreement and according to Georgia state law.   • All rental contracts are legally binding. You are advised to seek the advice of legal counsel prior to signing in the event you feel it to be necessary for complete understanding and compliance. All properties are owned, leased, or subleased by Rentleaf Properties of Georgia, LLC, a Georgia company, representing its interest as landlord.
